There are pros and cons to selling in the fall season. If you get your house ready to hit the market in early fall you will still find people who are motivated to buy before the holiday season is in full swing. The time change hasn't happened so you can fit in weeknight showings.

If you've decided that this fall is the right time for you, here are a few simple things you can do when selling in the fall season:

Use the "coziness" of fall.

Even though Florida doesn't really have seasons a lot of people are transplants from colder climates and are used to creating a cozy atmosphere inside the home once September hits.

With less vacation travel and kids back in school many people may be spending more time inside the house. Fall decor could really help potential buyers imagine themselves in the home for the coming holidays.

Outdoor Areas Still Matter

It's Florida. Even though our calendar says it's fall the heat says otherwise. Make sure your outdoor spaces are tidy and ready to showcase their potential. People may be spending more time inside during the coming months, but a lot of their free time could be spent outside.

While other states may be trying to keep up with raking leaves you get to showcase your pool in October. Play it up.

First Impressions

Shorter days mean less light. The sun may set later, but as it starts to set earlier and earlier the home gets dim. If you have weeknight showings turn on both interior and exterior lights.  Use fall scents to add to the cozy atmosphere. Good light and pleasant smells will give a great first impression.
