Most everyone I speak with has heard of the FEMA 50% Rule, but few have a sound understanding of what it means.

Over the past few days, I met with many neighbors regarding repairs, remediation, and their options. It is heartbreaking that beautiful homes in our community have sustained extensive damage due to Hurricane Helene. Several homes will likely have to be demolished due to the FEMA 50% Rule and the non-feasibility of the outrageous investment required to bring older homes up to the current building code. It may even be impossible to retrofit some historic and unique homes built 50+ years ago with current construction standards.

In the aftermath of recent flooding, it's crucial to understand the FEMA 50% Rule, especially if you're considering repairs or renovations. This rule affects any structure in a designated flood hazard area in Pinellas County, requiring substantial compliance measures if the repair costs meet or exceed 50% of the home's pre-damage market value.
