Will the Interest Rates Go Down?

It’s one of the questions I hear all the time: **Will interest rates go down?** And it’s a great question. Interest rates can make a big difference in your monthly mortgage payment and overall buying power. The truth is, no one can say with certainty exactly when rates will go down or by how much. Rates are influenced by many things happening in the economy, including inflation, employment, the bond market, and Federal Reserve policy.

Should You Wait for Rates to Drop?

This is where I encourage buyers to look at the bigger picture. Waiting for a lower interest rate may sound like the best move, but what happens if home prices increase while you wait? Or if lower rates bring more buyers back into the market and increase competition? A lower rate is great, but it is only one piece of the home-buying puzzle. The better question may be: **Does buying a home make sense for me right now?**

If you find the right home at a price and monthly payment you are comfortable with, buying now may still make sense. If rates decrease in the future, refinancing could potentially be an option, depending on your situation and the costs involved. But you can’t go back and purchase the home you loved today at today’s price once someone else owns it.

Focus on What You Can Control

Instead of trying to perfectly time the market, focus on being prepared. Know your budget, understand your financing options, and work with professionals who can help you look at the numbers before you make a decision. Sometimes the answer is **buy now**, and sometimes the answer is **wait**. My job isn’t to push you in either direction. It’s to give you the information you need to make a decision that makes sense for you.
